I hope the roof thing works itself out and you get THIS house. If you don't, I'm sure you will find a wonderful house soon. I know how stressful moving is, as well as sucky Texas roofs (We desperately need a new roof, but insurance only covers patches at this point... boo). Sending positive thoughts your way!

You are right, if the only thing wrong with the house is the roof we would be crazy to walk away. It is the only thing HAS to be replaced at this point, but the whole house needs updating. The air conditioner needs to be replaced in the next couple of years. The kitchen needs help. The built in stove and oven needs to be replaced. Everything is original and needs updating. The siding needs to be replaced eventually (nothing wrong with it at this point, but it's a poor product and will need to be dealt with). It's livable and nice, but has too many little projects to count. The best part of the house is the location, school district, yard and overall layout. The rest needs a little help. I don't know if we are up to all of that. Plus, we can't afford to replace the rood today. We will be able to in a year, but today it's not an option. We aren't walking away this minute, but I'm preparing my heart to walk away.

Kristi- They can file a claim and will to get it repaired. But it will still only last a year or two. We are having our insurance guy go out there today to see if they will insure it. If they will, then there really isn't a problem. If they won't insure it with repairs, then we might have to walk away.

Ok - one more thing - the seller needs to realize that this will be an issue for all potential buyers. They need to have the roof fixed/replaced, or lower the price so the buyers can take care of it!

So sorry! Just curious (as my husband and I have been insurance adjuster for 10+ years) why can't the seller file a claim for the hail damage? We see this all the time - the damage isn't noticed until it is being inspected under contract. I can't imagine that the house wasn't insured! The worst case for a roof is that it gets old and needs to be replaced (which would come out of the owners pocket) but if it has storm damage, the insurance company is responsible for repairs/replacement. If the only thing wrong with the house is the roof, I think you would be crazy to walk away ... especially if you love the house.

Have you gotten bids from really good roofers? Several should have given you options to just repair parts of the roof and not have to replace everything all at once. A repair would easily last one or possibly two years.
